We stress creativity and resourcefulness in everything we do and constantly challenge ourselves to develop new services to meet the changing needs of our clients.
Our goal is not only to meet but exceed local market conditions including rent and occupancy rates. Our thorough knowledge of the markets is critical when discussing leasing opportunities with the user or the brokerage community. Our leasing personnel execute new leases, expansions, and renewals.
Sooner Management’s property managers work to keep their properties in first class condition, controlling operating expenses, managing collection issues, and working with the tenants to ensure their satisfaction. The property manager is primarily responsible for ensuring that the tenants are satisfied and the lease provisions are maintained. Our property management group manages any major tenant finish construction through completion of the punch list.
Maintenance & Customer Service
Our maintenance and customer service teams work directly with our tenants to ensure that they are happy and satisfied during the term of their lease. Customer service and maintenance ensures that our properties are well-maintained and tenant calls are responded to quickly and professionally, usually within 24 hours. A direct work-order system is leveraged to send requests to the specific property management and support staff in order to ensure timely resolution
Accounting & Reporting
Sooner utilizes a variety of systems including Yardi, MRI, Argus, and Kardin in order to maintain property level accounting. Sooner currently operates several buildings, properties, and/or entities and handles approximately 5,000,000 SF in its operations, not including golf courses or land holdings. Property accountants in our Financial Services Division are responsible for maintaining accurate and complete financial records for the property and providing timely monthly reports to property ownership. This system can be accessed remotely, insuring easy use, especially when traveling to managed properties.
